Wellesley, Aldershot, Urban Extension Development

We are working with Grainger plc at land north of Aldershot Town Centre known as Wellesley aka the Aldershot Urban Extension. The site is ex-Ministry of Defence Aldershot Garrison (South Camp) land with Grainger acting as the MoD’s development partner to redevelop South Camp to provide 3850 new homes, infrastructure, two new schools, community facilities and amenity areas, all whilst being sympathetic to the site’s heritage and conservation status.

The site is located between Aldershot Town Centre (to the south) and Farnborough (to the north), with the Basingstoke Canal on the site’s northern perimeter.

Planning, detailed design, and construction stage roles

We have been involved in this project following outline planning approval, subsequently providing detail design services and construction stage supervision.  The process has involved extensive liaison with Local Authorities, Highway Authorities (S38 and S278), utility providers, stakeholders, and local residents.

We have undertaken the planning, detailed design, and various construction stage roles for the infrastructure road network around and within the site, whilst also integrating it to existing roads and services. We have co-ordinated the utilities and drainage through the site bringing them to the development parcels whilst also coordinating with the subsequent housing developers.

The surface water drainage has been designed to utilise the existing network where possible whilst also enhancing the amenity and ecology of the site by providing open space attenuation features across the site as part of a site wide flood and surface water management strategy. Surface water management solutions have also been implemented to control surface water discharge into the nearby Basingstoke Canal which is a designated SSSI. The development site also has a number of SINC (Site of Importance for Nature Conservation) and RVEI (Road Verges of Ecological Importance) areas which also need to be considered.

The site monitoring of strategic infrastructure works has been part of the services we provide.

The many aspects of this project

The development of the site has been ongoing for a number of years, with Mayer Brown being retained by Grainger plc whilst also offering our services to many of the developers of the individual housing parcels as they become available. To date, we have worked alongside many of the leading UK housing developers namely Bellway Homes, Barratt Homes, David Wilson Homes, Cala Homes, Taylor Wimpey, Weston Homes, Redrow and Countryside Properties.

There are numerous aspects to bring together throughout the project, co-ordinating between the client, consultants, council departments, suppliers, and contractors. This enables us to provide a robust, elegant solution to the designs that meet the requirements of our client, with the end result of providing an uplifting living environment for the residents of the new Wellesley Development.
