To secure planning permission for a new department store and 137 residential units above, combined with three levels of parking on an existing retail site in the heart of Ealing.
Mayer Brown’s Role:
To prepare an appropriate Transport Assessment and negotiate with the local planning authority on highway matters, including contributions and section 106 highways related matters. A highly accessible site realized the opportunity to incorporate a reduced parking provision for the residential element of the scheme, with only 50% of the units being allocated a parking space.
The scheme required a comprehensive Travel Plan for both the retail and residential element of the scheme, in addition to the provision of a car club to ensure the sustainability of the reduced parking provision. An exceedingly tight site required continuous monitoring of the servicing and parking arrangements to ensure adequate maneuverability for pedestrians, vehicles and cyclists resulting in a scheme that worked for all.
