To provide a mixed use development on an old factory site comprising commercial, residential and associated uses. Formal open spaces will comprise a recreation ground with football or cricket pitches and a pavillion with changing facilities, a woodland area and a park with a small lake. A number of public squares/play areas would also be provided throughout the development.
The local centre is likely to accomodate shops, a health centre, villages hall and community facilities. The shops would create employment opportunities for local residents.
Mayer Brown’s Role:
Mayer Brown have been involved in the site since 2004. We prepared the evidence for a public enquiry. Since then we have prepared a Transport Assessment to support an outline planning permission intended to establish the principle of the development.
The work has included:
- A comprehensive review of relevant local and national transport-related planning policies.
- Assessment of the existing level of accessibility of the site using GIS based software.
- Preparation of the designs for the accesses and redesigns for off-site affected junctions.
- A baseline transport study involving the preparation of a series of models of the exisitng transport networks, including a Paramics micro simulation model of the road network.
- A Travel Demand study to assess the traffic generation/attraction of the development and then multi-modal trip distribution followed by route assignement.
- Transport impact Assessment to determine the effect of the development’s traffic attraction and generation on the local road network.
- A Sustainable Transport Strategy to maximise the use of sustainable means of travel to and from Broadmeadow and to ensure the development is not dominated by private car.
