Gardinia (Jersey)Scheme Objectives:
Provide highways consultancy advice to support a 4,000 sqm iconic headquarters office building in Preston. The development also incorporated an additional 600 space car park to alleviate parking problems for a major business park in the city.
Mayer Brown’s Role:
Mayer Brown’s Preston office, produced a Transport Statement and Travel Plan to support a planning application for the development.
Walking and cycling accessibility for the development site was established using GIS modelling.
Detailed parking beat surveys were completed to demonstrate parking demands for the local business park. Traffic flow analysis was also completed including local junction modelling to provide evidence that off site highway solutions mitigated development impacts.
The project required detailed discussions with Lancashire County Council and the Highways Agency regarding the transport impacts of the proposals.
Mayer Brown liaised closely with the local authority to ensure a successful development and a satisfactory case for the car park, which challenged guidance in this field.
