Mayer Brown Limited was commissioned by Crystal Palace Football Club to provide highways and transportation advice in respect of the proposed modernisation of their training facilities at Copers Cope Road, Beckenham.

Project

The development site lies to the north of Beckenham in an area known as New Beckenham and the development proposals comprise the demolition of approximately 190sqm of existing buildings and the provision of a 2 storey extension to the existing pavilion building totalling 681sqm.

In addition the proposals included amendments to the car parking layout.

Challenge

Despite the fact the proposals result in no intensification of use of the site, the Local Planning Authority required details to be submitted in respect of the multi-modal split of movements to/from the site, details of servicing and deliveries, access to public transport and travel planning initiatives.

Result

In order to address the Local Planning Authority’s concerns, a detailed Transport Statement was prepared which included results of a bespoke CCTV surveys and specialist vehicle swept path analysis.

The report demonstrated that the proposal would not prejudice the public highway or transport infrastructure and that the site was well catered for in terms of access to sustainable modes of travel.
